What owners on the Palm usually ask for
Most villas on the fronds were handed over more than fifteen years ago. Owners buy them for the plot and the beach, then rework the inside: the ground floor is opened up to the garden and the sea, the kitchen joins the living space, and air conditioning, plumbing and wiring that have run for years in salty air are often due for replacement.
In apartments and residences the structure stays as it is, and the work is about the interior: wall panelling, lighting, built-in joinery, kitchens, dressing rooms and full furnishing.

Approvals
Any change to the structure, facade or outdoor areas of a villa needs a NOC from Nakheel, the master developer, and a building permit from the authority responsible for the area. In apartment buildings the building management adds its own rules: working hours, deposits, service-lift bookings. We prepare the drawings, submit them and organise the site so that the neighbours are disturbed as little as possible.

MEP works: electrical, plumbing and air conditioning
The part of a renovation nobody photographs and everybody depends on. New wiring and lighting circuits, water and drainage, AC relocation and quiet linear diffusers.
Furnishing and styling
Furniture, lighting, curtains, rugs, art and tableware selected, ordered, delivered and put in place. You arrive with a suitcase and the home is ready.
